Expert Witness for Building Defects, Water Leaks and Mould Contamination

Independent expert witness services for matters involving waterproofing defects, water leaks, water damage and mould contamination resulting from building defects.

When Expert Witness Services Are Required

 Expert witness services are commonly engaged where there is dispute, uncertainty or competing opinions regarding the cause of water ingress, moisture damage or mould growth.


This includes matters involving.

• Waterproofing failures and defective installations
• Ongoing or concealed water leaks
• Building defects causing internal water damage
• Mould contamination resulting from moisture ingress
• Disputes between owners, builders, strata or insurers

Scope of Expert Witness Services

 Expert witness services may include.

• Independent forensic building inspections
• Assessment of building defects and water ingress pathways
• Identification of causation, not just visible damage
• Review of photographs, documentation and prior reports
• Moisture assessment and targeted testing where required
• Expert opinion linking building defects, water leaks and mould growth

Methodology and Approach

 We do not guess. We diagnose.


Investigations are based on building science, construction experience and data, rather than assumptions or visual inspection alone.


Methods may include.

 • Detailed visual inspection of affected and surrounding areas
• Measurement of building elements such as falls to shower drains and step downs at shower thresholds
• Use of thermal imaging to identify concealed moisture accumulation within walls and building elements
• Moisture mapping and targeted moisture measurement
• Mould sampling of air and surfaces to assess whether the indoor environment is consistent with what is considered normal fungal ecology
• Review of construction detailing and junctions between building elements
• Flood testing of bathrooms or balconies, pressure testing of pipework, and in pipe or in wall camera inspections where required
• Correlation of observed damage patterns with likely water ingress mechanisms
• Consideration of applicable Australian Standards, manufacturer installation requirements and NCC provisions 


Where mould is present, assessment focuses on identifying the underlying moisture source and building defect contributing to growth.

Reporting and Use of Findings

 Expert witness reports are prepared to clearly explain.

• Observed defects and damage
• Likely mechanisms of water ingress
• The relationship between building defects, moisture and mould growth
• The basis for opinions expressed

Reports are suitable for use in dispute resolution, insurance matters, legal proceedings and expert review.

Independence and Experience

 All expert witness instructions are approached independently and objectively.

With extensive hands on experience in construction, waterproofing and remedial building works, opinions are informed by both practical knowledge and formal training.


When engaged, assessments are carried out personally. No junior technicians are sent in place of the expert.
